UBI Group’s Private Lender’s Network™ (PLN) connects individual investors, retirement accounts (IRAs), trusts, pension plans, LLCs, and corporations with secure, first-position trust deed investments. By joining the PLN, members act as private lenders, gaining access to carefully underwritten mortgage loan opportunities backed by residential and commercial real estate.
How It Works
- Secured Investments: Each loan is recorded directly on the note and deed of trust. Loans may be fractionally shared or wholly funded.
- Passive Opportunity: Evergreen Servicing, LLC manages loan servicing, payments, and compliance.
- Short-Term Loans: Typically 12–18 months with monthly interest-only payments.
- Rigorous Underwriting: Each loan is fully reviewed before funding.
- No Lender Fees: All fees are paid by the borrower.

Returns & Income Structure
Lenders typically receive 10–12% annual returns. For example, a loan may carry 14% interest to the borrower, with 12% paid to the lender and 2% retained as servicing fees. All income to lenders is classified as interest income for tax purposes.
